Joe Neustein has always possessed a natural aptitude for programming and the intricacies of how things work.
As a young, 9-year-old child, Joe’s father, an early adopter, brought home the 1st apple home computer, “The Apple Macintosh”. Joe decided to take the intriguing device apart and put it together again, without his father knowing the difference!
With this penchant for curiosity, Joe’s been following the same approach ever since. Taking things apart and putting them back together.
Joe remains that curious child.
He lives for challenge and is happiest when confronted with a new puzzle, the more complex the enigma, the greater the accomplishment when mastered.
Everything has a system, a structure. And to understand it… to develop effective systems…you need to expose all its component parts to understand exactly how things are meant to work.
Joe’s inquisitiveness brought him to the world of software development. Self –taught, he began investigating and understanding the world of computer viruses, decoding image files, and testing early versions of cyber security systems.
By the age of 16, Joe was a renowned and skilled developer. Initially, he was building customized project management software solutions for graphic design and typesetting companies. His client base expanded as he continued developing customized solutions for the estimating, advertisement, food, energy, real estate, fundraising and HR industries. Notably, Joe was also one of the trailblazers of the offshore staffing movement while that idea was still in infant stages at the turn of the century.
In 2001, Joe shifted his focus to real estate. Hand-picked by a successful mogul but without formal training, Joe was given responsibility for the development and management of a portfolio in the commercial, industrial and residential sectors that grew to over 1,000,000 Square Feet. Using his methodical approach, Joe set up independent companies to avoid over-dependence on people; installing automated systems and ensuring processes were installed to ensure the smooth delivery of outstanding results.
The next step in 2004 was for Joe to take the plunge and build his own portfolio. Aside from the acquisition and management teams, Joe began to create a self sufficient construction company to develop these assets. Joe, by now, had extensive experience overseeing the successful planning and completion of numerous rehabilitation projects. He continued to develop productive relationships with stakeholders architects, city officials, sub-contractors, community members and realtors ensuring that the properties added value to the neighborhoods, producing desirable profit margins and providing comfortable and attractive places to work and live. The quintessential WIN-WIN approach, Joe is renowned for, with an innate ability to truly understand a deal from each perspective. Joe managed a staff of 75 personnel and has re-developed over 300,000 square feet of property. Consistent with Joe’s well document approach, he took each project from inception through occupancy and maintained a 95% post-rehab occupancy rate.
Recognizing Joe’s expertise in managing people, projects and systems, Joe was engaged in 2018 by several associates to provide consultation and reshape their company structures. What began as a side business soon developed into his main occupation as Joe developed companies in various industries, rebuilding the business models for scalability, re-organizing company structure, realigning staff roles and responsibilities while creating metrics and reports analyzing financial positions to advise on critical decisions including partnership structure setup & mediation.
